- Determine what neighborhood you like and decide what your priorities are. Distance to Work & School etc, etc..

Closing Costs to Expect: Don't Panic!
- Depending on what type of loan best fits your circumstances. a DOWN PAYMENT can be anywhere from 3.5% of the sales price (FHA LOAN), up to 5,10,15 or 20% Down if using a "Conventional Loan". If you are a Military or Former Military your down payment could be 0 (ZERO!) down.
- Lender fees Usually 3.5% of your Estimated Sales Price. This may include: loan processing fees, underwriting fees, documentation preparation fees and establishing an escrow account. But Mostly, the "Cost" to borrow money..
- Title Company Fees: Vary but generally not more than $300.
- Title Policy: Negotiable. Fees are regulated
- Survey: Negotiable if Seller does not have an acceptable Survey
- Prorated Property Taxes and Hazardous Insurance
- Independent Home Inspection: Optional, but encouraged
- Termite Inspection: Negotiable
- Necessary Repairs to obtain loan: Negotiable
